Jones Networking is recruiting for an Asset Analyst for a growing Real Estate Developer specializing in multi family residential properties. This role is responsible for ensuring all assets consistently meet all program, schedule, and budget requirements. In this position, you would assist with project positioning, marketing, leasing oversight, revenue maximization / expense management, property condition maintenance, approved capital plans, property manager performance, debt covenant compliance, risk management and real estate tax assessment appeals, design, and construction. This opportunity involves working on multiple assets simultaneously in a fast-paced office while balancing competing priorities and multiple project assignments.

Asset Management Analyst Position Summary

  • Assist in the formulation of annual business plan and overall investment goals, including compliance with projections for gross revenue, operating expenses, net operating income, and investment returns.

  • Develop market and asset reviews to evaluate the overall operational and financial results for a project, identify potential challenges that threaten project performance, and present recommendations for enhancing value and improving financial returns.

  • Oversee capital budget for both routine and value-add projects. Interact with the development team as needed on higher value-add rehab and capital improvement projects.

  • Prepare reporting documents for various capital partners, including quarterly project dashboards with investment performance data and qualitative updates.

  • Assist in completing the negotiations of all project contracts and agreements with the property manager, commercial leases, easement agreements and others specific to the transaction (such as energy contracts), as well as management of third-party consultants—including attorneys and construction consultants.

  • Conduct periodic site visits and oversee property management reviews.

  • Assist in the management of periodic project operational performance reviews, including monthly financial reviews and annual budget formulation, risk management, lender/equity and regulatory compliance as well as project business plan adherence.

  •  Manage periodic interaction with the residents and/or tenant association, as well as with the surrounding neighborhood organizations as needed.

 Asset Management Analyst Qualifications

  • Bachelor’s Degree in Real Estate, or a field related to Real Estate. (Engineering, Architecture, Construction, Finance, Law or Economics)

  • One to three years experience as a Property Manager and/or Asset Analyst/Manager for multifamily properties. Familiarity with other asset classes desired.

  • Master’s Degree in Real Estate is a plus.

  • Real Estate underwriting and/or acquisition experience desired.

  • Knowledge of  multifamily rental operations, capital projects, and real estate finance.

  • Experience with affordable and workforce housing including Low Income Tax Credits (“LIHTC”) program a plus.

  • Advanced skills with MS Excel; MS Project experience helpful.

  • Excellent interpersonal, organizational, administrative, and communication skills.

  • Ability to successfully coordinate a variety of tasks simultaneously in a fast-paced environment; meeting deadlines and consistently following up on details.

  • Tech savvy; fluency in coding or programming a plus.

  • Flexibility to travel to other east coast sites, approximately four times annually; 5 % travel required.

  • Driver’s license and vehicle are a requirement.
